WHY VALUATION?

Valuation certificates are kind of documents supplemental to Deeds/ Agreement papers, U need them to be included within the application package. You might think why Valuation not the Deed/ Agreement itself? The answer is pretty straightforward; first the VOs are not lawyers to understand deeds/ agreements, second if you include all your property deeds/ agreement within your package it ll be nightmare to VOs to retrieve the actual valuation one by one and third the valuation personals know the current market value/ standard value better than else. In a nutshell it is kind of you make the dish, serve it to VOs and they are ready to taste!!

WHY IMPORTANT?

Valuation is all about convincing the VOs that you have sufficient Tie to your country of Residence/ Home country, and at least to take care them of you wud return home after your proposed stay in Canada. This is neither a supplemental to liquid money you are supposed to accumulate in support of your application nor strengthen your financial backup for the total duration of your study.

WHERE TO GO?

The CAs/Civil engineers are the appropriate authorities to have your valuation done. They do it often so you can meet any one of them, I mean you should not stick around a particular CA/ engineer upon the fact that your friend/colleague did it from them. Lol, you know what I mean. You may however meet land lawyers too for Valuation, it might sound weird but I did mine from a land lawyers and it worked fine.

WHAT ARE THE CHARGES?

They invariably ask 5000, yes I met 2/3 CAs past the lawyers, all of them charged around 5k, but many of in the group did it within 2/3k, so negotiate and you focus shud be keep the figure around 2/3k. I did it however by a lawyer as I spoke earlier with 1k each of my parents, and 2k in total.
